Viewing of properties is strictly by prior appointment only. If you decide to take the property that you are interested in then you agree to be credit checked. You will bear the cost of this credit check at a cost of £20.00 per person, per check. We do not charge you a veiwing fee or an inventory fee. To secure a property a deposit of at least one months rent (plus credit check costs) will be required. First come first reserved with deposits, if you do not leave a deposit then the property is not secured, until you do so. Our properties in general are on the market for less than 3 weeks (on average), so the above deposit rule will not be altered in any circumstances...... First come first served. Assuming that your refernces and credit check(s) are in order, an Assured Shorthold Tenancy Agreement (ASTA) for a minimum of six months will be entered into with yourselves (the Tenant) and the Landlord/Bubbles Estates. Your deposit (less the cost of the credit check(s)) will then be registered with the Deposit Protection Scheme, should you take the property. If any of our checks are not satisfactory then your deposit will be refunded, minus the cost of the credit checks. We will also charge an additional admin fee of £50 for our time wasted, which again will be deducted from your deposit. On the contract start date the rent becomes due in advance.
